
If we could only keep one marketing asset for a local mortgage broker, it wouldn’t be the website, the Instagram, or the email list. It would be a well-fed Google Business Profile with 80+ reviews. Nothing else converts colder traffic with less ongoing effort.
Why it punches above its weight
When someone searches “mortgage broker near me,” the map pack is the page. Three businesses, star ratings, a call button. Most brokers treat their profile as a set-and-forget listing; Google treats it as a living signal. Categories, services, photos, posts, Q&A, review velocity, review replies — all of it feeds ranking, and Google’s own guidance on local ranking says as much: relevance, distance, prominence.
The review system (not review begging)
The difference between 12 reviews and 100 is not luck; it’s a step in your funding checklist. The day a file completes is the emotional peak — that’s when the ask goes out, by text, with the direct link. Ask every client, every time, and reply to every review (future clients read the replies more than the reviews). Never incentivize; besides being against the rules, paid-smelling reviews read as exactly what they are.
One honest hour a month on the profile — fresh photos, a couple of posts, updated services — will outperform another $500 of boosted social posts for nearly every local broker we’ve audited.
