Ad targeting keeps getting blunter as privacy rules tighten and third-party signals dry up. Meanwhile every mortgage broker sits on a dataset the platforms would kill for: real clients, real maturity dates, real rates, real life events. Most of it lives in a CRM nobody opens between deals.
What your book already knows
Every funded file tells you when that client re-enters the market (maturity date), what would trigger them early (their rate vs. today’s), and who else they might send you (their stage of life). That’s segmentation no ad platform can buy anymore. A renewal list sorted by maturity date and rate delta is, honestly, the highest-intent “audience” in your entire marketing world.
Using it without being creepy
The line between helpful and unsettling is whether the outreach serves them: “your renewal is coming and here’s what the market looks like” lands well; “we noticed your neighbourhood’s prices” does not. Stay inside consent you actually have (CASL still applies to every send), keep the data in tools you control, and remember privacy law here is only heading one direction — build habits now that survive stricter rules later.
Banks win on brand budgets. Brokers win on knowing their people. First-party data is that advantage, written down.
